AI Bubble Watch

AI INFRASTRUCTURE RISK · UPDATED WEEKLY · NOV 1, 2026

The AI data center buildout is one of the largest infrastructure pushes in US history, and a growing share of it is borrowed. This page tracks whether that spending is paying off or starting to strain.

CREDIT STRESS
High and spreading
DEMAND STRENGTH
Accelerating, quality mixed

Where things stand. Demand is getting stronger, not weaker. In the third quarter Google Cloud revenue doubled, Azure grew 48% and AWS 39%, all faster than before. The cost is showing up in cash and credit. Alphabet and Meta burned cash in the quarter, S&P put Meta's rating on negative outlook, and data center bonds are widening while other property bonds hold steady. Oracle's Oct 28 funding plan lifted its stock but not its credit, with default insurance still near a record. Top-rated borrowers like Microsoft still raise money cheaply, so the strain sits with weaker, debt-dependent builders and their lenders.

How to read this. Credit stress asks whether lenders are getting nervous. Demand strength asks whether real customers and real cash are keeping up. Each signal below is marked green, amber or red, and the direction it is moving matters more than any single number.

The core idea. Rising interest rates squeeze heavily indebted AI builders the way rising mortgage rates squeeze homeowners who have to refinance. The companies that must keep borrowing to keep building feel it first.

RATES & BORROWING COSTS
MetricLatest readingStatusWhat it means
Fed funds rate 3.75–4.00%, held Oct 28 Holding, hike risk Two officials voted for another hike, and futures price about a 76% chance of one in December. Floating-rate AI loans keep paying this higher cost.
10-year Treasury yield 4.94% (Oct 30) Easing, still high Down from a 5.31% peak on Oct 5, but still above early September. Every AI bond is priced off this rate.
30-year Treasury yield 5.31% (Oct 30) Easing, still high Down from 5.67% on Oct 7, a 24-year high. Long-lived data centers are financed with long debt, so this rate matters most.

CREDIT INSURANCE (credit default swaps)
MetricLatest readingStatusWhat it means
Nvidia 5yr CDS spread ~101 bps, record (last reported Oct) Record, hedge-driven Up from about 40 bps in July. JPMorgan reads levels like this for cash-rich AI leaders as investors hedging their AI exposure, not as default risk.
Oracle 5yr CDS spread ~304 bps (Oct 30) Elevated Near its 308 bps record and double January's level. The Oct 28 funding plan lifted the stock 11% but barely moved this price.
Nvidia vs. Alphabet CDS NVDA ~101 vs GOOGL ~82 bps, Meta record 114.5 bps (Oct 22) Watch Nvidia costs more to insure than Alphabet despite its cash. Meta hit a record after negative cash flow, and S&P moved its outlook to negative on Oct 30.

AI BORROWERS, THE RATE SQUEEZE (sector-wide)
MetricLatest readingStatusWhat it means
AI issuer spread vs. broad market Junk AI 360 bps (Oct 14) vs all junk 326 bps (Oct 29) Widening Goldman Sachs found AI junk debt hit a record spread while other junk barely moved, so the market is singling out AI risk. High-grade spreads have also widened, from 78 to 89 bps since September.
New-deal pricing drift Microsoft $25B AAA at ~64 bps (Oct 29), weaker deals repriced or pulled Rising for weaker names Strong borrowers still borrow cheaply. Weaker ones pay more or get turned away, as with the repriced $5B Volta loan and the pulled Firmus and Solidigm listings in October.
Big Tech bond issuance ~$218B through early Oct plus Microsoft's $25B Heavy, still absorbed More than double 2025's $107B, and Goldman expects about $420B in 2027. Meta now also plans to sell up to $97.5B of stock, which lowers its need to borrow.
Sub-investment-grade AI infrastructure debt ~$125B (last reported June), $37B junk DC bonds in 2026 Elevated Nearly half of 2026 data center bonds are junk rated, four times the 2025 total. These are the adjustable-rate borrowers of the buildout.
Neocloud bonds vs. junk index CoreWeave CDS ~1,040 bps, bonds ~14.9% (Oct 30) Distressed Down slightly from a 1,195 bps peak on Oct 15, but still implies about a 60% chance of default within five years. The junk index overall sits at 326 bps.
Data center bonds by tenant quality AAA data center CMBS 182 bps, +21 bps in a week (Oct 23) Widening Data center mortgage bonds are widening while other property bonds hold steady, according to Trepp. Bonds tied to weaker tenants such as CoreWeave fall fastest, though all loans are still paying.
Weakest large credit Oracle BBB−, one notch above junk Elevated OpenAI is behind about half of Oracle's $664B backlog, and OpenAI cut its own valuation target in October. Oracle's plan caps new funding at $20B and targets lower debt by fiscal 2029, but no rating agency has acted and the plan leans on vendor and customer financing.
Hidden debt (off-balance-sheet) ~$1.65T in commitments (estimate, July) Elevated Leases not yet started, separate funding vehicles and guarantees that sit off company books, per a Nikkei Asia review. S&P and the BIS have both warned there is more than can be seen. Anthropic's IPO filing shows roughly $430B to $441B of commitments by press estimates, payable whether used or not.
Projected AI debt through 2030 ~$4.1T (JPMorgan) Watch S&P sees hyperscalers spending over $7T on AI from 2025 to 2030 and expects Meta alone to burn $71B of cash in 2027. Some buyers fund with equity instead, such as Anthropic with $131.7B in cash.

PRIVATE LENDERS (publicly traded lending funds)
MetricLatest readingStatusWhat it means
Blue Owl (OBDC) discount to NAV ~29% ($10.11 on Oct 9 vs $14.26 NAV) Wide Wider than its usual 22 to 25%. NAV and the dividend have both been cut, and Blue Owl capped withdrawals at two private funds in October. Third-quarter results are due Nov 4.
Software loan markdowns 81% of BDC software loans (mid-2026) Elevated Marked down across the industry, not at one fund. Several lenders, including FS KKR and Prospect Capital, cut dividends in 2026.
Blackstone Secured Lending (BXSL) NAV $25.53 (June 30), four straight declines Watch Down from $27.33 a year earlier, with 3.6% of loans not paying interest. Milder than OBDC but moving the same way.

SPEND VS. REVENUE
MetricLatest readingStatusWhat it means
Big five capex, 2026 ~$750B (S&P estimate) Watch Third-quarter capex set records at Alphabet and Microsoft. Alphabet expects a significant increase in 2027, so spending keeps climbing while borrowing costs stay high.
Cloud revenue growth (Q3) Google Cloud +103%, Azure +48%, AWS +39% Strong All three sped up from the second quarter, and Google Cloud's profit tripled. This is the strongest evidence on the page against the bubble case.
Data center supplier orders Vertiv orders +100%+, $4.1B prepaid (Q3) Strong Vertiv supplies power and cooling for AI data centers, so its orders track real construction. Customers paying in advance shows urgency, though orders measure spending, not returns.
Nvidia revenue (Q2 FY27) $96.2B, +106% YoY Strong Chip demand is still doubling. The next report comes later in November.
Nvidia free cash flow $21.3B, down from $48.6B Deteriorating Cash fell even as revenue rose, because receivables jumped to $63.1B as Nvidia gave customers longer to pay.
Nvidia vendor financing $108.5B in guarantees Elevated Nvidia increasingly finances its own customers, including $3B into Meta's stock sale and reported talks to guarantee Nscale's borrowing. The October neocloud sell-off is the first real test of that model.
Hyperscaler free cash flow Alphabet −$9.1B, Meta −$2.1B (Q3), Amazon −$42.4B (past 12 months) Elevated Spending now exceeds operating cash at three of the four biggest buyers, which is why they are tapping bond and stock markets. Microsoft is the exception at +$18.6B.
Google Cloud backlog ~$561B (Sept 30), up from $514B Strong Signed contracts, not projections, and Microsoft's backlog grew to $677B. The catch is that a handful of AI labs signed much of it.

CHINA, THE MONETIZATION THREAT
MetricLatest readingStatusWhat it means
Chinese share of model downloads ~41% of Hugging Face downloads (last reported July) Elevated Ahead of US models. Developer adoption is what US labs need to monetize against.
Capability gap vs. US frontier ~6–8 months, narrowing Watch NIST, the US government's AI evaluation center, puts DeepSeek V4-Pro about 8 months behind.
Pricing behavior Priced for adoption, not margin Elevated DeepSeek charges a small fraction of US prices, about $0.14 versus $5 per million input tokens for GPT-5.5. That pressures the pricing power the capex math depends on.
Chinese share of paid model usage ~46% of OpenRouter tokens at peak (mid-2026) Elevated Up from about 4.5% in early 2025 on this developer marketplace. It likely overstates use at large companies that buy directly from US labs.

ACCOUNTING TELLS
MetricLatest readingStatusWhat it means
GPU depreciation schedules 4yr → 5yr (Nebius, others) Watch Longer useful lives flatter current profit, while real GPU life may be closer to 3 years. Gartner sees over $3.5T of AI spending at risk of write-downs by 2030.
Nvidia days sales outstanding 45 → 60 days (Q2) Elevated Longer payment terms are a classic sign of a seller helping customers afford purchases. The next reading comes in November.

GLOSSARY
bpsBasis points. 100 bps equals 1%.
SpreadThe extra interest a company pays above the US government rate. Wider means lenders see more risk.
Credit default swap (CDS)Insurance against a company failing to repay its debt. A higher price means more worry.
Investment grade / junkCredit ratings. Investment grade is considered safe, junk (high yield) is riskier and pays more.
HyperscalerThe giant cloud companies building most AI data centers. Amazon, Microsoft, Alphabet, Meta and Oracle.
NeocloudNewer companies that rent out AI computing power, usually funded heavily with debt.
BDC / NAVA business development company is a listed fund that lends to private businesses. NAV is the stated value of its loans, and trading below it means investors doubt that value.
CMBSCommercial mortgage-backed securities. Bonds repaid from the rent and loans on buildings such as data centers.
Off-balance-sheetCommitments such as future lease payments or loan guarantees that do not appear as debt on the balance sheet.
Free cash flowCash left after running the business and paying for new equipment. The money that can actually repay debt.
